Northern industrial Enclave Annexation area
Location
The northern parcel is generally bounded by 96th Ave. to the South and 112th to the North. The southern parcel is generally bounded by 88th Ave. to the South and 92nd Ave. to the North.

The Northern Industrial Enclave is an area annexed into Commerce City on December 17, 2007, when city council voted to bring these areas into the city. The area has been surrounded by Commerce City for over four years.
City Council approved Ordinances AN-219-07 and AN-220-07 in an effort to provide an urban level of service to the residents and businesses in this area.
Purpose
This area was annexed by the city in continuing efforts to "make the city whole" and enable the city to provide an urban level of services.
The annexation also provides the city with the opportunity to provide much needed safety improvements to roadways in the area.
Status
The city continues to meet with businesses and land owners in the area.
Economic Development is working with business to create a business advisory committee to jointly address issues and seek opportunities.
The Planning Commission heard evidence and testimony for zoning cases on Feb. 5, taking into consideration:
- Comprehensive plan compatibility
- Existing land uses
- Impacts along high-profile corridors
- Impacts to the wildlife refuge
- Residential/industrial compatibility
- Input from property owners
The commission's zoning recommendations will receive a first reading during a public hearing before City Council on March 3.
Public Works engineers have begun looking at potential future capital improvement projects in the annexation area.
